Contracted as construction manager for the owners, the project entailed the complete renovation of the interior floors and building envelope of the 98,000 sf, 4-storey facility. Working in conjunction with the owner and their architect, the most cost-effective methods and construction materials were established. The challenge of the project was to completely renovate the facility, including the exterior walls, while the owner maintained operations. A schedule and sequence of renovation was developed over 12 different phases to accommodate the owner and provide minimal disruption to the senior residents.

After completion of Phase 1 under construction management, an agreement on the project budget and schedule was established and the 98,000 sf construction management project was converted to a design-build contract. This contract was completed in the Fall of 2002 with each milestone date achieved or exceeded.

The firm of Harvey & Mackenzie were the architects on the project.
